Challenge: Being in the City’s Methane Zone, this building was required to have a Soil Gas (methane) Barrier Membrane and Vent Pipe system. Our client asked for a specific membrane system, but was working on a very aggressive construction schedule. Unfortunately, they had not accurately scheduled the installation time for such a labor-intensive system.
Resolution: Terra-Petra specified an alternate approved membrane system, which reduced the installation time by approximately 50%. Additionally through modifications, we were able to get approval from the Los Angeles Department of Building and Safety (LADBS) to eliminate nearly 40% of the vent piping, over half of the vertical vent riser pipe and we were able to implement reductions in the methane barrier membrane installation. Because we were able to reduce installation time, the owner was able to open their building on schedule amidst much fan fare, and amidst a significantly lower construction cost.
